WHY BUY UNITS IN TIONG BAHRU, QUEENSTOWN AND REDHILL AREA?

Price is increasing and is expected to continue increasing even more because of 3 reasons.

Reason #1 – Decrease in Supply of Units

The supply in District 3 is decreasing. Back in 2015 when Principal Garden launched, there were 4-5 developments available for sale with a total number of 3,000 units for sale. But with only one new launch in 2015 – Principal Garden, 2016 – Queens Peak and 2017 – Artra, the supply of units in the area has been snapped up by buyers. The demand for units in this area can be seen from projects being sold out (Principal Garden, Alex Residences and Commonwealth Towers).

Reason 2: Price of the future supply are higher because of higher land bid and market sentiment (enbloc fever).

In 2016, 3 successful en bloc had analyst predicting the start of en bloc fever. Last year (2017), we saw the en bloc frenzy with 16 successful collective sales and another 12 developments pending en bloc.

Reason #3: Lack of available land for future development

Price of future supply is expected to be high. Based on the land bid cost of the Margaret Drive and Stirling Road plot, average prices in District 3 is expected to go up to 1900 psf, maybe even the 2000s.

Once the Margaret drive and Stirling Road plots come up for sale, there are no more plots of land left for the Government Land Sale exercise in District 3 (Tiong Bahru, Redhill, Queenstown Area). At the moment, there are no plots on the confirmed and reserve list.
